Airbnb host fees 2026: the split fee and the host-only fee

Airbnb charges for a booking in one of two shapes, and which shape you are in changes what a booking pays you by a lot. This page states the rates as Airbnb publishes them, with the date we checked and the source named — because a fee table with no date on it is how hosts end up doing math on last year's rates.

The split fee

Under the split fee, the cost is shared between host and guest:

• Host fee: 3% of the booking subtotal for most hosts — 4% for listings in Brazil and Mexico.
• Guest fee: 14.1% to 16.5% of the booking subtotal. The guest fee is context for your pricing — it is charged to the guest, not taken out of your payout.

The host-only fee

Under the host-only fee (Airbnb calls it the single fee), the whole service fee comes out of the host's payout and the guest pays no service fee:

• 15.5% for most hosts.
• Remaining hosts typically pay 14% to 16%.
• 16% for listings in Brazil and Mexico.

Why the distinction matters

On the same booking subtotal, a 3% split host fee and a 15.5% host-only fee are a difference of more than twelve points of your payout. Two hosts with the same nightly rate and the same calendar can net very different money purely because of the fee structure on their account. Any tracker, spreadsheet, or back-of-envelope math that uses one rate for every booking will get at least some of your bookings wrong — the fee structure has to be a per-booking choice, computed from the published rates.
